Harvest

dixon_harvest.pngHarvest at Dixon is located southeast of the City of Dixon, outside the current city boundaries. The proposed project would need approval to be annexed to become a part of the City of Dixon.

The proposed project is a partnership by the wealthy developers of the Lewis Group of Companies & Jens and Poul Karlshoej.

The proposed Harvest at Dixon project currently includes approximately:

  • 8,752 single family homes
  • 877 acres of prime farm land redeveloped to housing and commercial real-estate. 
  • Adding this many new units to Dixon would also require a new elementary school to be built in our community. Dixon taxpayers may need to pay for upgrades to infrastructure like sewer, water and roads to accommodate for the new school if impact fees from the project do not cover the costs to upgrade infrastructure that is being strained by the project. 

Progress of Project

Harvest at Dixon has not yet begun construction. The developer has submitted an application to the City which is currently under review. This project would need to annex land into the City of Dixon. If approved by the City, the developer would need to seek approvals from County regulatory agencies to expand the current city boundaries.


The Campus/Dixon 257

dixon_campus.pngCampus at Dixon is located west of Pedrick road and south of I-80. The final Environmental Impact Report (EIR) for the project was certified by the City Council and the project was approved. 

The Campus project will bring:

  • 1,041 units 
  • 660,000 sq ft of commercial real estate
  • 2 acres commercial site
  • 25 acre retention basin

All Dixon residents will be on the hook to pay for roadway, site and infrastructure improvements, not just those who live in the proposed new development. The proposed Campus project will put additional strains on our entire community's infrastructure that we will all need to pay for.

With the project proximity to I-80, increased traffic congestion will occur during the creation of a new Professional Drive, roadways through the project to existing roads and the eventual widening of Pedrick road. Widening Pedrick road will impede on current farm land owned by generations of Dixon residents.

Progress of Project

The development has been approved by the City and the final EIR was approved by the Dixon City Council on March 5, 2025. This project is in the entitlement phase and will need final building permits before developers can begin construction. 


Live Blu Dixon

dixon_blu.pngThe proposed Blu development supported by the Gill & Timm families would be located at the northwest corner of Pedrick Rd./East A St, on roughly 358 acres of agricultural land our community relies on. This proposed project would also need approval to be annexed to become a part of the City of Dixon.

Progress of Project

The proposed Live Blu project submitted an initial application for the project to the City of Dixon but this project was not approved. Developers for the project have not yet submitted a new project application for review by the city. 

 

 

 


Brookfield

Brookfield, one of the world's largest private equity firms wants to grow their wealth by proposing another suburban sprawl project in our charming small town. The Brookfield proposed project is in the very beginning stages before submitting a project application in Dixon for the City Council to review. 

The approximately 850 unit, single family home, proposed project, is anticipated to be located at East A St/Pedrick Road outside the current city boundaries. 

Progress of Project

Brookfield, is in initial conversations with the city for the proposed project. An application for the project for city review has not yet been submitted.
